NEW LISTING!

When Justin and I decided we were going to move upstate, we fantasized about getting a little cabin in the woods. You know...something tiny and rustic with a stone fireplace and maybe a stream in the back? Sadly, I am WAY too much of a hoarder to ever pull it off...but I know there are plenty of people out there who can totally do it.

So can one of you please buy this guy that just came on the market? It's exactly what I used to dream about. A sweet little cottage nestled in the woods. Trees out every window. Stone fireplace. NEW LISTING


I don't know if it's that fewer houses come on the market in the winter months or what...but I haven't gotten a single budget-friendly listing update that I deemed post worthy since September. That is, until now. This pretty little thing showed up in my inbox yesterday. It's in St. Remy (apparently home to all cute-as-a-button gingerbread Victorians) and it's listed at $239,000. BOOK VILLAGE and BIBLIOBARN


Last Sunday, Justin and I drove up to Hobart, NY...the self-proclaimed "book village" of the Catskills. It's a sleepy little town that has several used and antiquarian bookstores on its main street...and not much else. Our favorite stop was Bibliobarn...which is a few miles up the road in South Kortright. It's a treasure trove of old books housed in a converted barn and run by a couple of adorable old hippies. It's a magical place full of good vibes. And guess what.
It's for sale! The whole kit and kaboodle -- the barn, the books, and the five sprawling acres of loveliness.

CECI N'EST PAS UNE CHURCH

Well...it WAS a church...but NOW it's a house. Right around the corner from us...and it's for sale!

You should definitely watch the virtual tour.

I want it! Or at least I want someone I know to get it and do something awesome with it! I mean...those windows, those floors, that hand carved front door! Huge spaces, high ceilings, perfectly weathered walls! It's basically an Anthropologie shoot waiting to happen. And there's nothing overtly churchy about it. No cross on the steeple...no religious stained glass. It's just a perfect airy loft space with character and age. Love it.

NEW LISTINGS

Well...I haven't been that impressed with any of the houses that have come on the market since my last real estate post...but this week these two beauties showed up in my inbox.

The one in the photo above is a circa 1860 three story with a mansard roof and wraparound porch. It has the original pine floors, 9 foot ceilings, a glass sunroom, mature gardens with hydrangeas, roses, and magnolias, and a 4 room suite on the third floor currently used as a studio and darkroom.  Pretty awesome...right?  Apparently it needs a little TLC...but the listing price is only $214,900! This one is a 19th century farmhouse located on a quiet country road in Accord.  It is on over two acres with big, old maples tree, a barn, another large outbuilding perfect for a studio or guest house and a STREAM!  It's pricier than the other listing...$299,000...but it has already been updated (the bathroom looks amazing), and seems like it's in great condition.  Details are here.

SOMEBODY PLEASE MOVE HERE

This is one of THE most darling houses I have ever seen. It is a circa 1890 Gingerbread Victorian with 4 outbuildings - a guest cabin, a small barn, a large barn, and a chicken coop. It is located in St.Remy, a sweet, quiet area just outside Kingston. Justin and I went to see it a few months ago when we were still looking at houses. It has all the old details - wood floors, original woodwork, beautiful fireplaces, stained glass windows...etc. But here's the kicker -- The keys? Like, to the front door and the guest cabin? Are skeleton keys. I'm talking real deal original skeleton keys. I almost died.
